Most properties in Brisbane and Adelaide are listed without a price. You inspect, you like it, and the agent gives nothing away. Evaluate Only is for the buyer who is happy to make the offer and run the negotiation themselves, but wants the price evidence, the risk checks and an offer strategy before putting a number on the table. $7,000 inc GST, flat.
Home buyers in South East Queensland or Adelaide who are already searching and inspecting, have finance underway with a broker or in place, and have the confidence to negotiate but not the data. If you want us to deal with the selling agent and run the negotiation, that is Evaluate and Negotiate. Either way you are working with a licensed buyers agent in Brisbane or a buyers agent in Adelaide, and you can see all our fees on one page.
A 45-minute session, then a written brief: budget (your figure or your broker's, labelled as such), non-negotiables, compromises, and the price you walk away at.
Send us the listings. For each one, within one business day: a price range from settled sales (Cotality), zoning, overlays and hazards (Stash), the automated estimate with its confidence band, how it fits your brief, and a verdict: inspect, inspect with questions, or pass.
On any property you intend to offer on: a full written review (comparable sales with source and date, position, planning, risks and what to verify, price reasoning and the negotiation zone, questions for the agent), your offer strategy (opening number, ceiling, conditions, settlement terms, what to do when the agent counters), and the disclosure review (Queensland Form 2 and prescribed certificates, or South Australian Form 1, cooling-off and planning checks). Issued before you offer.
We read the report you commission and tell you what to price, what to walk on, and what to put to the agent.
Every review, offer pack and document in one place, with identity checks completed inside it.
You find the listings, attend inspections, submit the offer and negotiate with the agent. We do not contact the selling agent, submit offers, or attend auctions under this service.
Your 12 weeks start when the fee is paid. Need a fourth offer pack? $1,000 each. The 12 weeks extend at no charge if your brief and your funding have not changed.
Move to Evaluate and Negotiate within 90 days and the full $7,000 credits against the $11,500 fee. You pay $1,500 to upgrade and $3,000 when your contract goes unconditional.
Published guides put a single property report at $500 to $950 and a shortlist-and-inspect service with no negotiation at $5,000 to $9,000. Three single reports at those rates would run $1,500 to $2,850 and stop at a price view, with no offer strategy and no disclosure review. Forty-eight of them, one for every listing we would review across a 12-week term, would run $24,000 at the bottom of the range.
Sources: What's The Damage, “Buyers Agent Cost Brisbane”, prices verified November 2026, due diligence or inspection only $500 to $950 per property. Your Property Guide, “Buyers agent cost Australia”, updated 16 October 2026, shortlist and inspect with no negotiation $5,000 to $9,000. Both are cost guides, not buyers agencies. Ranges are theirs, not ours, and will move.
The published fee is the whole fee. No percentage of the purchase price, no success fee, no settlement fee. We do not take commission from sellers.
No. CapitalVue is a licensed buyers agency, not a registered valuer. Every price range is reasoned from settled sales data with the source and date shown.
Not under Evaluate Only. The reviews are desktop, from the listing, the sales data and the planning and hazard layers. You inspect.
Evaluate Only is built for home buyers. Investors are better served by the Full Buyers Agent Service.
Adelaide purchases from $700,000. No minimum in South East Queensland.
Anyone who has not started looking, anyone outside South East Queensland or Adelaide, and anyone who wants us at the table with the agent. If that is you, Evaluate and Negotiate is the service.
Licensed buyers agency. QLD 4769773, SA 335016. General information only, not financial product advice, credit assistance or legal advice. Finance is a matter for your broker, contracts for your conveyancer or solicitor. Any price range we give you is our opinion formed from the sales evidence available at the time; it is not a valuation and CapitalVue is not a registered valuer.
Tell us where you are at and we will tell you what we would look at next. You will hang up with a plan, not more questions.
