This free borrowing power calculator gives Australian home buyers and property investors an indicative estimate of how much they could borrow, their likely purchase budget, and monthly repayments, plus an illustrative view of how the property could grow over time. How much can I borrow for a property?

Your borrowing power depends mainly on your income, living expenses, existing debts and the interest rate. This calculator gives an indicative estimate using a 3% serviceability buffer, the way lenders stress-test repayments. A lender will assess your full circumstances and may lend more or less.

How is my property buying budget calculated?

Your estimated purchase budget is your indicative loan plus your available deposit or usable equity, before buying costs such as stamp duty and legal fees, which typically come out of your deposit.

Can I use my existing property's equity to buy another?

Yes. Tick "I already own property" to estimate your usable equity (roughly 80% of the property's value less your current loans) and factor in rental income, so you can see your indicative next-purchase capacity.
